Welcome to the forum... make sure you read a lot about the D1's before purchase so you don't get geeked on something simple.

Really depends on how it has been maintained, but to start will little things like does the CDL shift? easy fix, but time consuming... light switch work correctly? wipers work correctly? Cruise Control works correctly? How bad does it leak fluids... they all leak it is a matter of how bad. etc...

well the one i am looking at has been well taken care of..it has a 2.5" Old Man Emu lift ARB front and rear off road bumpers ..the guy says the only thing it needs is a new window regulator on the driver side. He told he has put a new water pump steering box and gear and all new hoses. he wants $2900 for it ..Is that a fair price? its a 1997 Disco SD 186,000 miles

186k for $2900, I really hope it is in very good shape... Don't get me wrong the bumpers and lift alone are almost worth the money and can be moved to another D1  so worse case you can pick up another D1 for less than $2000 with around 100k miles and have spare parts.

Pics don't look too bad, a few things to keep in mind it has been used for off roading, so it will require some extra love once in a while... Things wear out faster off road. Also that rear bumper doesn't look like an ARB bumper to me...
